723-733 Myrtle Avenue

This new 10-story residential building is just a few blocks west of the Myrtle-Willoughby Ave G train stop, and a little over a half a mile southwest of the Broadway and Lorimer stops on the J/M/Z train line, in the revitalized Bedford-Stuyvesant neighborhood of Brooklyn.

The site area totals 18,807 SF and the building will measure 90,498 gross SF; 15,318 SF will be set aside for a common area and 74,320 square feet will be divided between 120 rental apartments, 30 of which will be affordable housing. There will also be 30 parking spaces, as required under the new zoning regulations.

The first floor will house the lobby and parking garage, while the second floor will be occupied by apartment units, a gym and an outdoor recreation space. Above that, there will be another eight floors of residential apartments. The building’s exterior wall will be flush with the property line and the façade will be constructed using insulated metal panel.

Total construction time is expected to be approximately 24 months, completing in early 2025.
