Mc Gowan is currently serving as the Construction Manager during the Pre-Construction Phase for the renovation of an existing 4-story building, which is being transformed into a mixed-use development totaling 45,000 square feet. The lower floors are designated for commercial use, while the upper levels will be converted into residential apartments.
The proposed scope of work includes the restoration of the existing arched entryway, installation of new double-hung windows that match the existing style, addition of bracket signage, and the construction of a metal stairway along Beaver Street. The ground floor will feature folding windows to accommodate a future retail tenant.
A portion of the existing heavy timber framing will be replaced, and additional heavy timber framing will be introduced to support the new penthouse structure. The lower commercial level is intended to be converted into a bar, while the upper floors will comprise 35 rental units.
