NYCHA Bronx Borough Office

This office interiors project for the New York City Housing Authority in the Bronx encompassed a complete fit-out of open space and private offices, installation of all building's systems including MEP, sprinklers, security, and data and telecommunications, construction of the elevator lobby and reception area, as well as installation of the 25-ton HVAC Unit and other equipment on the roof. 

The office features vinyl and carpet tile, vinyl laminate and Ardex flooring, wood veneer paneled walls, painting and wallcovering througout, glass panel divider walls, gypsum board and ACT ceilings. Additionally installed is wired office furniture, more than 1,200 lighting fixtures including small and large halogen hat lights, 4’-0” surface mount fluorescent lights, 2’x2’ fluorescent ceiling fixtures, 800 information signs, and an extensive HVAC distribution system including a complex VAV system, smoke dampers and bypass boxes. 

Complexities included the requirement to build a dedicated 24/7 rooftop HVAC system for the telecom and data room due to the building HVAC system shutting down at 7pm. The low ceiling heights required close coordination of all trades to ensure optimal utilization of available space above ceilings for MEP systems.

The Mc Gowan team coordinated access to other high-security tenant spaces in the building in order to install MEP connections to the equipment located in the room and in the basement.
