Mc Gowan served as General Contractor during the construction of a new warehousing and distribution facility utilized by Royal Philips Electronics.
The 180,000 sq ft ground-up project, located on a thirty-acre site, included construction of a retaining wall, spread footings and grade beam foundation system as well as erection of a pre-engineered structural metal panel building, extensive landscaping and site lighting, new roadways, new surface parking for 350 cars, a new sewer treatment facility, installation of two 250,000-gallon water storage tanks for the sprinkler system, new connections for all incoming utilities, twenty loading docks, entirely new building systems, an office on the mezzanine level, extensive earth work and additional utility connections in preparation for an upcoming expansion.
The project presented several permitting, zoning and logistical complexities. During the pre-construction phase, the Mc Gowan team secured permits from multiple public agencies, including NJDOT, the Division of Highways, State Soil Conservation Commission, State Environmental Control Board, Morris County agencies, Roxbury and Ledgewood Township agencies and all utility providers.
During construction the team coordinated all activities with Philips Electronics, a tenant of the pre-existing warehouse adjacent to the new building, and outlined a detailed schedule of site work and utilities shut-downs to ensure uninterrupted operation of the distribution center.
