Prior to renovation, this Upper East Side single-family townhouse property had four floors including a cellar, totaling approximately 3,750 square feet. The extensive conversion included an addition of a fifth floor as well as a bulkhead, bringing the total square footage to approximately 8,000 square feet.
Work consisted of the complete demolition of the back of the building and all floors to make way for an extension at the rear of the building, an exterior second floor terrace, a new stairwell, an elevator, modern MEP systems, and full floor fit-outs of new offices, conference rooms, pantries and bathrooms.
The Mc Gowan team successfully addressed numerous complexities throughout the project including managing the Site Safety Plan for 71st Street, an area highly populated by college students with narrow access. The project's demolition work required development of a detailed temporary shoring and bracing plan to support neighboring shared-party walls and the existing façade.
