The Fidelco Group expanded its iconic One Washington high-rise office tower by erecting a modern new lobby as well as a 4,000 square foot exterior plaza with landscaping, outdoor lighting, concrete pavers and granite accents.
The expansion encompassed a poured, reinforced concrete foundation with grade beams and thirteen-foot footings that support a PSE&G transformer vault, a grade level concrete slab, a steel structure, a glass and aluminum curtain wall with metal panels, a vinyl roofing system, manual, automated, and revolving entrance doors, MEP systems, signage and interior finishes.
The interiors feature vinyl wall coverings, maple veneer millwork and fabric wall panels, porcelain tile flooring with perimeter and accents of flamed black granite, a wooden bench, wall display cases, a digital information board, a circular front desk with black granite countertop and maple veneer finish to serve as a security and access control center, a concierge desk, 120 fluorescent light fixtures, and a large Barrisol stretch membrane lamp custom-manufactured in France.
The MEP systems include water-cooled A/C pumps and new air ducts for emergency pressurization that are connected to the main building's system.
The Mc Gowan team removed, replaced and compacted soil across a large portion of the site due to the presence of old demolition debris. Many unmarked utility connections were discovered during excavation which necessitated strategic revisions to the design and pouring schedule of the foundations.
